Mid-rise Shockoe Bottom tower to transform area, redefine Richmond living

RICHMOND, VA (WWBT) - Gracing the skyline with a contemporary design, embracing elegance and reimagining living in Shockoe Bottom, a mid-rise tower is now envisioned for the corner of Pear and Dock Streets, ascending from a parcel poised to transform over the next two years.
The building is known as One Shiplock, a name reflecting Richmond's Great Shiplock Park, only feet from the property.
The condominiums are set to rise roughly to the horizon line, blocks away from the historic views of the James River seen from Libby Hill. Renderings show the building blending into the architecture of nearby Tobacco Row, rather than blocking "the view that named Richmond."
"That was one of the main considerations when we designed the building," said architect David Johannas in an interview Thursday. "We wanted to stand out but also compliment the community."
The units provide patios ranging from nearly 250 to 1,400 square feet, with some offering views spanning from the river to Downtown. One Shiplock contains 15 condos, priced from $650,000 to $1.5 million.
"When you have new residents coming to Richmond from Chicago, San Francisco, New York, this is the expectation," said Andrea Levine of One South Realty.
"And the beauty with that expectation is that we're delivering a product that in those cities would be five times the price of what we are selling these for."
The construction timeline anticipates a completion date by late 2017 or early 2018. Neighborhood meetings have been held in order to involve the community in the planning process,
A Special Use Permit is tentatively scheduled to be introduced at the next city council meeting Monday, June 27. A planning commission hearing will follow July 18, with the project up for discussion at a second city council meeting July 25.
"There's nothing like this anywhere in the city," Levine said. "And I think because of what we have, it is going to be premium, on everybody's list of, 'gotta have it.'"
